Shingle Project Updates

I hope you’re doing well. We are grateful for the good weather this week!
Following up on my previous message, I’d like to confirm that we are approaching the successful completion of Stage 1 at the Villas at Five Ponds. We remain on track to complete all 24 buildings by Monday, June 9th, and I have designated Tuesday, June 10th as the day for our teams to conduct a full walkthrough of the completed buildings. As we near this important project milestone, I’d also like to take the opportunity to outline the next steps planned for the week ahead.
1. Final Walkthrough – Stage #1 Buildings (Tuesday, June 10th)
We have tentatively scheduled Tuesday, June 10th for a full-day walkthrough of all 24 buildings completed during Stage #1. This will mark our third round of inspections. Our roofing teams will revisit each roof section to verify that all details have been addressed. At the same time, the siding crews will finalize any remaining trim, siding or gutter work, and our full team will perform a thorough cleanup of the surrounding areas.
We kindly request that a memo be circulated to the residents of the Stage #1 buildings to inform them of our presence. While minimal disturbance is expected, please note that our crews will be on the roofs and around the building exteriors throughout the day.
2. Launching Stage #2 (Post-Walkthrough)
Following the walkthrough, and pending confirmation, we plan to begin Stage #2 with the following buildings:
- Blue Crew: 177, 179, 181, 183 Villa Drive (Building #13 on the schedule)
- Red Crew: 300, 302, 304, 306 Clubhouse Drive (Building #13 on the schedule)
This staging will ensure a seamless transition into the next phase and allow both crews to maintain strong momentum.

I hope this message finds you well.
We are now finishing week #12 of production for the Villas at Five Pond roof remediation project, or week #13 if we include the Clubhouse roof replacement. Although our original goal was to complete the first stage by this point, the weather had other plans. Nonetheless, we remain optimistic and committed to our objective of completing all buildings before the end of the year, which aligns with the expectations set during our earlier meetings, particularly the focus on addressing the older roofs and those with active issues prior to next winter. I’ve attached the Updated Construction Schedule below.
We are approaching the final stretch of Stage 1 and are confident that we will complete the first 24 buildings by June 14th.

Overview – The Villas at Five Ponds, an active adult 55+ planned community in Warminster developed by McGrath Homes, has 244 carriage houses that surround the community clubhouse and 36 that are adjacent to the Five Ponds Golf Course and maintained by a community association. THE VILLAS AT FIVE PONDS is a world class Active Adult 55+ Homeowner Association Community in Warminster, Pa., Bucks County, and located across the street from and adjacent to The Five Ponds Golf Course.
With 280 carriage homes, we have approximately 550 residents. The center point of our community is a 10,000 square foot clubhouse with a library, ballroom, caterers’ kitchen, sports lounge, card room, fitness center, men’s and ladies’ locker rooms, and an outdoor pool and SPA open 4 months of the year and a heated indoor pool open 12 months a year. We have a very active Social Committee, which presents to all residents the opportunity to participate in many types of activities, events, trips and shows.
We are an active member of the 19-member informal 55+ HOA group which covers Bucks and Montgomery Counties. We are well respected among our peer communities and many of our management practices and procedures have been adopted by other communities. The Villas at Five Ponds is also a member of the largest national organization that represents HOAs and Condos throughout the country, The Community Association Institute of America.
