Shingle Project Updates

Dear Amy and Board Members,

I hope this message finds you well. I wanted to give you an update on the Villas at Five Ponds project. As we previously discussed, both the Red Crew and Blue Crew have successfully completed all their assigned buildings on schedule. This means we’re now down to the final phase with the Yellow Crew, which is operating under Wilson’s supervision. They’ll need approximately another four weeks to finish the last four buildings over at Five Ponds Circle.

It’s a bit of a mixed feeling for us as we approach the completion of this significant project. We are genuinely thrilled to have come this far and to see the project running successfully. At the same time, after nearly eight months embedded within the community, it’s a little bittersweet to know we’ll soon be moving on to our next location. Nevertheless, we want to reassure you and the entire board that our commitment to the community remains strong, and if anything comes up, we will be there as quickly as possible to address it.

We also want to extend our sincere thanks for all the support we have received from the board and the management throughout this project. We’ve certainly had our ups and downs, but we’ve navigated them well and built some great relationships and friends along the way, for which we are truly grateful.

Just a heads-up, in observance of Yom Kippur tomorrow, our team will be off-site as requested by the Board. We’ve scheduled maintenance for our machines during this downtime. The fencing area by the clubhouse has been cleared, and the portable bathrooms will be picked up by the end of the week. The dumpsters located at Fairway Drive will be removed today. We now have minimal materials left near the clubhouse, and all future deliveries will go directly to Five Ponds Circle for the last phase of work.

With that said, we will now begin processing the billing for the third stage and will provide you with an updated statement showing which units are still pending payment. Our office will continue sending out closeout packages to residents once we have all unit owners in each cluster finalized. We are also in the process of submitting warranties on the latest completed buildings, so everything is moving along smoothly thanks to the hard work and dedication of all our crews, supervisors, and office staff.

We are confident that we’ll be in great shape by the end of the month. If you have any questions, please do not hesitate to let us know.

Roofing Phase 3 Project Schedule

Overview – The Villas at Five Ponds, an active adult 55+ planned community in Warminster developed by McGrath Homes, has 244 carriage houses that surround the community clubhouse and 36 that are adjacent to the Five Ponds Golf Course and maintained by a community association.  The manicured grounds and rolling fairways feature well maintained, minimum maintenance villas located in a private and quiet neighborhood with a walking and jogging path that surrounds a koi fishpond and fountain.

The Villas at Five Ponds Amenities and Lifestyle – The Villas at Five Ponds in Warminster offer a resort-type lifestyle in a park-like setting with a clubhouse designed to enrich a community lifestyle.  Residents of The Villas at Five Ponds have everything needed at the community facilities to fulfill their social, business and fitness needs. 

  • The fitness center has up-to-date equipment for strength and aerobic training.
  • The heated indoor pool provides the ability to swim laps as well as other options for workouts.  The grounds include an impressive terrace and shaded veranda that overlooks a free-form pool and a spa.
  • The lounge hosts billiards, ping pong, shuffleboard, and card tables for a game of poker, bridge, canasta, and mahjong.
  • The multi-purpose room hosts informal gatherings as well as social events that include speakers, musical events, community gatherings for sports events, movie nights, bingo, trivia events and seating for community events such as holiday barbeques.
  • With a caterer’s kitchen, we can facilitate refreshments for planned events.
  • Homeowners can also utilize the business/library center for client meetings.
  • Outdoor activity areas include a basketball court, pickleball court and a tennis court.

Residents often plan trips to the casino, theater, and more.  With a cooking club, a quarterly lunch bunch and a singles club, there is always something to join.

Message from the Board

THE VILLAS AT FIVE PONDS is a world class Active Adult 55+ Homeowner Association Community in Warminster, Pa., Bucks County, and located across the street from and adjacent to The Five Ponds Golf Course.

With 280 carriage homes, we have approximately 550 residents. The center point of our community is a 10,000 square foot clubhouse with a library, ballroom, caterers’ kitchen, sports lounge, card room, fitness center, men’s and ladies’ locker rooms, and an outdoor pool and SPA open 4 months of the year and a heated indoor pool open 12 months a year. We have a very active Social Committee, which presents to all residents the opportunity to participate in many types of activities, events, trips and shows.

We are an active member of the 19-member informal 55+ HOA group which covers Bucks and Montgomery Counties. We are well respected among our peer communities and many of our management practices and procedures have been adopted by other communities. The Villas at Five Ponds is also a member of the largest national organization that represents HOAs and Condos throughout the country, The Community Association Institute of America.

The Board would like to express its thanks to all those who have performed volunteer work on behalf of the community and we are always looking for more help.
